FIRST TIME HOME BUYER PROGRAM If you are a first time homebuyer, you can receive a 10% tax credit up to $8000 if you close on a house before June 30, 2010, and have a binding contract before April 30, 2010. For the first time, long-time homeowners who buy a replacement principal residence may also claim a homebuyer credit of up to $6,500 (up to $3,250 for a married individual filing separately). They must have lived in the same principal residence for any five-consecutive year period during the eight-year period that ended on the date the replacement home is purchased. In Texas, to obtain a Real Estate Salesperson license, you need 240 hours of specific training/education, pass a national/state examination, and pass a background check. You must then work under a licensed Real Estate Broker to practice real estate. A Texas Real Estate Broker must have worked at least 2 years as a licensed Real Estate Salesperson, have at least 900 hours of training/education, and pass a national/state Broker’s examination to qualify. A Broker Associate is the same as a Broker but works in a company that has a Broker with agents associated with him. I am a Broker Associate / REALTOR® and that allows me to concentrate on my clients exclusively, and not the distractions of running an office or overseeing Salespeople. My clients get the advantage of experience, education, and training of a Real Estate Broker. A Real Estate Salesperson and Real Estate Broker can also be a REALTOR® by joining the National Association of REALTORS® or NAR. Salespersons and Brokers who are accepted by NAR can then also refer to themselves as REALTORS® and are held to a higher standard. They also require additional training.
